Bordered by the rivers Lot and Garonne, the area west of Agen is essentially rural, a landscape of rolling hills covered in orchards. Amidst this picturesque setting lies Le Jardin Vert, a spacious property within a beautiful and well established garden. Neatly enclosed by a hedge of bushes and shrubs, the grounds cover just under 1 hectare, creating ample space in which to relax or, for the children, to play. Colour and texture in the garden come from the splendid variety of mature trees that dot the lawn and provide canopies of shade during the summer months. All on one level, the house is well equipped and comfortably furnished with a light and airy atmosphere, thanks to the numerous French windows throughout the house. Tiled floors mean the house stays cool throughout the summer whilst central heating and an impressive stone fireplace in the living room ensure the house is comfortable during the low season. Three of the bedrooms are in the main house, with a fourth bedroom (available in July and August) and a shower room located near the pool area, an ideal choice for teenagers or young adults looking for some independence. From the house, a path lined with roses leads to the solar heated, fenced pool. At one end of the pool area is a covered dining terrace with access to the annexe where the fourth bedroom is to be found. A short drive (3km) along a country lane brings you to the 'bastide' of Prayssas, a lovely little town with a couple of shops and restaurants. A number of other pretty towns are in the vicinity, each with their own traditional market and attractions, making them a delight to wander around. Head south into the Gers where time seems to stand still, or go west to discover the Bordeaux vineyards and the city itself (1 ½ hr drive).
