The property is situated in a prominent position on the edge of the little village of St Aubin with views of fields, sunflowers and vineyards and hills. The village has a bar/restaurant. Five minutes drive away is Trentels which has a shop where you can buy wine, groceries and bread. For a larger selection, Monsempron and Monflanquin are just 9 kms away. Monflanquin has a number of restaurants as well as a lovely arcaded square around which are houses dating from the 13th century including Black Prince’s house. This is onl one of many charming bastide villages that stud the countryside and were laid out by the Kings of England and France to extend their power; other such villages area Monpazier, Villereal, Belves and Beaumont. You are also not far from the attractive market town of Villeneuve sur Lot and the magnificent castle of Biron.

This is a very nice stone house entirely renovated by its owner between 2005 and 2007. It is located just outside the village of St Aubin, and benefits from an excellent position with good views. You approach the front via three stone steps to a covered terrace which gives access either to the living room or to the kitchen. This is a fitted kitchen with fridge/freezer, normal oven, microwave and dishwasher; at the end is access to a utility room with large freezer. Open plan to the kitchen is the living room with dining table to seat 10 in front of two sets of glazed doors, plus a sitting area with two sofas and armchairs in front of a fireplace. There is also a TV with DVD and a CD player. From there, a corridor leads to the bedrooms: two on your left and one on your right. All three bedrooms have twin beds, which can be arranged together as a large double. There is a separate wc and a bathroom with bath plus shower. At the end of the corridor is a double bedroom with an ensuite shower room and another separate wc, as well as access to a garage and to a utility room with washing machine and dryer.

At the back of the house is a lovely terrace made of pale stone tiles, with pleasant views across the countryside, and a 11m x 4.5m swimming pool with steps and constant depth of 1.45m.
