Situated in the Pyrenées Orientales close the border with Spain, the property benefits from a wonderful elevated panorama across the wide valley of the Tech to the North. Set in a large terraced garden within a principally oak forested plot of 6000m2, the heated swimming pool (12m x 6m x 2.2m depth), the solarium and the pool house with shower, bar, sink, fridge and barbecue also benefit from a sunny secluded position. The large villa has air-conditioning. 
The country town of Ceret is 3km and offers modern shopping facilities as well as several cafés and restaurants close to the old fortified town centre. Perpignan, the Mediterranean or Spain lie within easy reach.

You enter from the covered parking area into a large inner hall and doors to the utility room with large fridge/freezer and washing machine, to a separate WC, and to the equipped fitted kitchen with washing machine, dishwasher and breakfast area with glazed doors to the covered terrace outside. The inner hall also links with the spacious dining room and, down some steps to the other end, with the large sitting room with fireplace. Large glazed doors in these reception rooms provide access to the landscaped patio and to the open or covered arcaded terraces and exceptional views. The remainder of the ground floor is locked to store the owners’ private belongings.
The first floor is arranged around a central landing and corridor and consists of the large master bedroom with double bed and en-suite dressing area with adjoining bathroom/WC, another double bedroom, two twin bedrooms and a fifth bedroom with a double bed. A study room will remain locked up. A second bathroom and separate WC are also accessed from the central landing and corridor. The property has a telephone, a cassette player, a satellite TV, and an air-conditioning/heating system.
