La Martignac is an attractive and typical Périgordine farmhouse, set in a quiet location at the end of a lane on the outskirts of a small hamlet, 17 kms south of Bergerac. It is reputed to have been built by the English during the 100 Years War, but has been fully modernised in recent years, whilst still retaining many of its original features.

Entrance into a spacious, open-plan living/dining room with a lovely terracotta tiled floor and old oak beams. French doors lead out to the terrace. The living room was formerly a barn and has open stone walls, with the original cattle crèche forming one wall. The modern kitchen is off the living room and is well-equipped with a gas hob, electric oven, dishwasher, 2 fridge/freezers, washing machine, open fireplace and a door leading to the terrace. There is also a table and chairs.

Steps from the kitchen lead to a twin bedroom with doors to the terrace. There is a further double bedroom, which has been fully carpeted. These two bedrooms share a full bathroom with separate shower cubicle. On the other side of the living room is the Master double bedroom, with doors leading to the terrace, and a full bathroom with separate shower cubicle en suite. A second door joins the bathroom to the living room. An open wooden staircase leads up from the salon to a twin bedroom on a mezzanine with its own sitting area, ideal for children.

The swimming pool (approximately 10 x 5 m) is partially fenced and located to the side of the house. It is accessed by Roman steps and is surrounded by terracing and a lawn area with plenty of garden furniture and sun loungers. It is edged by fields, often planted with sunflowers, creating the perfect picture book setting. At the front of the house is a terrace that leads to an attractive garden. There is a further lawned area at the back of the house. There is also a barbecue.

The villages of Cunèges and Sigoulès are within a 5 minute drive for groceries. The larger town of Eymet, known for its production of foie gras and Thursday market, can be reached in 20 minutes by car. Bergerac, the agricultural and commercial centre of the Dordogne, is set on the banks of the river and is surrounded by vineyards and fields of tobacco, cereal and maize and is just 17 kms away from La Martignac, as is the airport.
