The property is in a wonderful position in a hamlet right beside the river Dordogne over which it has clear views. Part of the grounds slope right down to the river, and a couple of kayaks with life jackets are supplied. The property is 3.5km from La Force which has village shops, the same distance from Gardonne, and about 11.5km from Bergerac. The vineyards of Saussignac, Gageac, and of course Monbazillac are a short drive away to the south of the river. Bergerac airport is 20 minutes drive at the most. The river here is full of pike, carp, gudgeon and many others. The owner knows the best places to fish and can point them out to you.

The property is divided into two parts: the annex and the main house, which are side by side. The annex has all its accommodation on the ground floor, where there is a double bedroom opening onto the pool terrace, a shower room/WC and a mini gym with weights, a rowing machine and bike.
A glazed door opens from the river terrace into the dining room with chairs and a table for 8; off this is a sitting room with comfortable seating arranged around a coffee table in front of a TV with vhs player, a dvd, cd and mp3 player. There is a kitchen with a microwave as well as an ordinary oven, a dishwasher, and a table and chairs for 4, plus a utility room with a washing machine. On the first floor are two double bedrooms and one with an extra single bed. On the ground floor is a bathroom with bath plus a shower, a separate WC and another double bedroom. The house has mounted electric heaters.
Outside by the annex, is a wide terrace in which is a 9.5m x 4m swimming pool with steps. From the terrace and the property are lovely views of the river; behind the property is a wide flat grassy space. The owner kindly leaves two bicycles and canoes for clients.
