Midway between the two villages of Žminj and Kanfanar, is a tiny three-house hamlet set in deepest countryside. Here, in a narrow under-used lane, lies Pucci di Sotto. Solid, timeless and intensely rustic, this comfortable country house is Istria at its most rural. Satisfied guests are even encouraged to pick the figs, fresh fruit and vegetables from the owner’s land, as repeatedly declared in Gianni and Maria’s visitors book by numerous clients, the children enjoyed picking their breakfast strawberries from your garden, the house is wonderful and perfect for our children to explore and thankyou to our most generous hosts.

The village of Žminj is a mere 3 kilometres away and quite lively early in the morning when locals meet to take coffee before starting work. To be savoured is lunch at the Pod Ladonjom inn where delicious local specialities are lovingly prepared as they have been for generations. Then an afternoon in the Gothic Chapel of the Holy Trinity wherein frescoes, painted in 1471, may be admired.

This is central Istria though the sea at Rovinj is a mere 25 kilometres away. Off-road parking. Walled garden mainly laid to lawn, ideal for children, with barbecue oven and a feature well. Ground floor doorways to a workshop, winery and cellar with wine-tasting and wine-purchasing possibilities.

Sixteen steps to a first floor, and naturally shaded, viewing terrace from which distant views of the sea and surrounding countryside. Main entrance via a low doorway into a comfortable beamed sitting room with wooden floor. Guest shower room, WC etc and washing machine. A farmhouse-style kitchen/dining room. Kitchen equipped with delightful open fireplace, breakfast table and chairs, double sink unit, 4 ring hob, oven, fridge/freezer, microwave and dishwasher. Open archway to classically furnished dark wood dining room. Wooden staircase (14 steps) up to a beamed second floor with sloping ceilings. A brand new shower room, WC etc. One twin bedded room leading to a separate twin bedded room.
